Multiple Listing Service (MLS)
  • Your home will be listed in the MLS. This is the most powerful tool for selling homes. This is the great equalizer in real estate. Every listing is on equal ground with every other listing. No preference or partiality is given to any company or agent.

Yard Campaign

  • In addition to a for sale sign, there will also be a flyer box with professionally designed color flyers. This is critical because without an informational flyer most buyers will not bother to call to gather information. There is also a toll free audio tour number on the sign that buyers can call for a description of your home and its amenities.

Internet Marketing

  • Your home will be a Showcase Listing on Realtor.com, the most widely searched real estate website. Your home will also be featured on 44 additional national websites plus all of the local real estate websites. There will be a virtual tour of your home on each.

Print Advertising

  • Further exposure is achieved by advertising in The Real Estate Book which is the highest circulation real estate publication in Omaha.

Direct Mail

  • A new listing postcard will be sent to prospective buyers alerting them that your home is now for sale.

Marketing to Agents

  • Your home’s information will be sent out to my database of hundreds of agents. Also I am constantly search for agents with buyers looking for a home like yours.

Trade-Up Program

  • If the buyer that wants to purchase your house has a home that they need to sell, then I will buy their home so that they may buy yours.

Free Professional Home Staging

  • Staging is the placement of furniture and decorations to highlight your home’s features while drawing attention away from any negative aspects. A home stager meet with you to make your home look its best. Staged homes sell faster and for more money.

Free Home Warranty

  • I will cover your home with a home warranty while it is on the market so you do not need to worry about paying for unexpected repairs.

Communication

Reasonable Price

Variable Rate Commission

  • If you happen to find the buyer, pay only 1%.
  • If my team finds the buyer, pay only 3.5%.
  • If another agent outside my team finds the buyer, pay only 4.8%. Out of the 4.8%, 2.4% is paid to the buyer’s agent. This is the typical co-operative commission paid to a buyer’s agent in the Omaha area.
